£250m Salford data centre green lit for development

North West property giant Peel is partnering with Digital Land & Development on the project.

Worth £250million, the facility will comprise 12,000 square feet of offices, a 56,000 square foot data hall and a 63,500 square foot plant. 20 permanent jobs will be created once construction is complete.

The data centre will be built close to Salford Community Stadium, which Salford City Council took full ownership of last year. The area undergoing rapid industrial development with projects such as Port Salford close by, and Trafford Park – now one of the UK’s AI and renewable energy hubs – just a few miles away.  A ‘green buffer’ will also feature, blocking the building from nearby properties and supporting wildlife.

‘We’re really pleased that Salford City Council have recognised the need for this development at our Halo West site,’ said Peter Linstead, development director for land and logistics at Peel Waters. ‘Receiving unanimous approval from the planning committee demonstrates clear alignment between the public and private sector to bring forward innovative growth opportunities and deliver much-needed technological infrastructure within the region. We look forward to now the delivery of this development and the significant investment it will bring with it to the area.’

‘Digital Land & Development are excited to be bringing the site forward for a next generation data centre as one of a number of projects across the UK, which given the increasing pace of data processing is driving the necessary requirement for the data centre facilities that house and support this need,’ added Jonny Conway, director at Digital Land & Development. ‘We would like to thank Salford City Council for approving this development which will be crucial for the UK to maintain its position as a global leader in technology.’

In 2023, Greater Manchester ranked as the biggest UK technology hub outside London. More than 1,600 startups are now based in the city region, employing around 60,000 people in the sector, according to tech data specialist Dealroom.
